Source: the project’s sales FAQ. The document gives 948.6 m² as the total water area and lists each item separately, so the rows do not add up to the total. The Galaxy and Starlight pools are 1.2 m deep; the children’s pool is 450 mm. Pools use salt-electrolysis filtration and are staffed by certified lifeguards.

A landscape of “tropical forest and clouds”

The landscape by Land Sculptor Studio (Thailand) is inspired by tropical forest and soft layers of cloud. Highlights listed in the project documents:

  • A cloud-shaped canopy with a starry-ceiling effect; a feature waterfall.
  • An elevated viewing bridge with cascading water and mist effects.
  • The Starlight pool plays music underwater — sound travels through the water as gentle vibration.
  • A rain-curtain effect under the pool canopy; sunbathing cabanas.
  • Star-lit walking paths, a reflexology foot path and a chess garden.
  • A “Cloud – Sky” children’s playground and outdoor sports area with a climbing wall.
  • Hydrotherapy seats along the Galaxy pool; a jacuzzi with waterfall effect.

For families with young children

The developer gives residents free swimming, ballet and art classes for 2 years from the official handover date, organised with building management. After two years, residents and the management board decide whether to continue.

Within the development there is a children’s pool, a 209 m² water play area and an outdoor playground; the 60-ha township has land set aside for education plus seven parks and a clubhouse (see location).

BCA Green Mark Gold certification

Gladia Heights holds Singapore’s BCA Green Mark Gold certification. Features listed in the project documents:

  • Natural ventilation for apartments and lift lobbies.
  • Materials: low-carbon concrete, laminate wood, low-VOC paint, solar-control glass.
  • Energy: smart lighting, 5-star VNEEP air-conditioners and appliances, energy-efficient lifts, CO-sensor car-park ventilation.
  • Waste: sorting areas for recyclables and e-waste, compost bins.
  • Energy and water dashboard, resident app and digital information screens.
  • The wider Gladia by the Waters township holds BCA Green Mark for Districts (Provisional) — according to the developer, the first in Vietnam.

Security and house rules
