The three Gladia Heights towers: The Future, The First, The Advanta

The 616 apartments are split across three towers with different densities, lift counts and handover standards. Here they are side by side, so you can pick the right tower before picking a unit.

Source: the project’s sales FAQ document. “Units per lift” simply divides the unit count by the number of lifts for comparison; it is not a developer figure. Buyers cannot choose between finished and basic handover — the standard follows the tower and the sales policy.

The Future (B1) — the smallest, most private tower

Only 8 units per floor and 112 units in total — the lowest density in the development. Fewer neighbours per corridor and many corner units facing the river, suited to families who value quiet.

The project FAQ only specifies the handover standard for towers B2 and B3. For B1, Happy Land confirms the handover standard for each unit code before you pay a deposit. The September 2026 inventory includes a 2-bedroom unit on floor 14 of B1 — see the example on the price list.

The First (B2) — fully finished, facing the 50 m pool

224 units, 16 per floor, 4 lifts. Apartments are handed over fully finished: porcelain tiles in the living room, kitchen and bathrooms; engineered wood in the bedrooms; air-conditioning in the living room and bedrooms per the handover list — the sales FAQ also lists the kitchen, so the exact positions should be confirmed per unit type (Daikin, Panasonic, Mitsubishi or equivalent); induction hob and hood (Bosch, Brandt, Electrolux, Hafele, Malloca, Teka or equivalent); sanitaryware by Toto, Innoci, Grohe or equivalent.

The two show units are types 2BL-a and 3BL-a; according to the project documents, the room sizes of the show units match the real apartments. The full room-by-room list is on the handover standards page.

The Advanta (B3) — the largest tower, finish it your way

280 units, 20 per floor, 8 lifts and two arrival lobbies. Apartments are handed over to a basic standard: concrete floors, walls with one skim coat and primer, tiled and painted balconies, a fire-rated main door with a digital lock. Owners choose their own finishes, kitchen, sanitaryware and air-conditioning.

Under the phase 2 policy (agency information, indicative), 3-bedroom units in B3 receive a free handover upgrade worth up to VND 500 million. Details on the price list.

Specifications shared by all three towers

  • High-speed lifts at 2.5 m/s with key-card access; Otis, Kone, TK Elevator or equivalent.
  • Ground-floor lobby 4.5 m high; typical corridors 1.8 m wide and 2.5 m high.
  • Security cameras outside the buildings, in lift lobbies, ground-floor corridors and on the roof.
  • Refuse chutes on every floor lead to a central bin room in the basement; mailboxes are in the lobby.
  • Mains water passes a 5-micron membrane filter before the storage tank; power cables run underground.
  • Residents of all three towers share every common-area facility of the development.

Which Gladia Heights tower should I choose?

For fewer neighbours and more corner units: The Future (B1), 8 units per floor. To move in or rent out soon after handover: The First (B2), fully finished. To design your own interior with the widest choice of units: The Advanta (B3), 280 units and 8 lifts.

Can I choose a fully finished unit in tower B3?

No. According to the project documents, buyers do not choose between finished and basic handover; it follows the tower and the sales policy. 3-bedroom units in B3 do, however, get a handover upgrade worth up to VND 500 million under the phase 2 policy (indicative).

Is tower B1 handed over finished or basic?

The project FAQ only specifies finished handover for B2 and basic handover for B3. For B1, Happy Land confirms the standard for each unit code when sending the inventory.

Can residents use the facilities of the other towers?

Yes. Residents of towers B1, B2 and B3 share all common-area facilities of the development.
