Two towers, two ways of handing over. The area-by-area list from the project’s handover documents, plus what is not included — so you can budget your fit-out from day one.

The First: smaller vs larger units
- Bathtubs are provided only in 3- and 4-bedroom units; 1- and 2-bedroom units have no bathtub.
- 1-bedroom units have a compact domino hob.
- Master bathrooms have a rain shower and hand shower; secondary bathrooms a hand shower; shower areas have glass screens and doors.
- Bathrooms with windows rely on natural ventilation; windowless bathrooms get an exhaust fan.
- Kitchen glass backsplash as in the show unit.
- Not provided in any unit: shoe cabinet, wardrobe, wine cooler, oven, dishwasher.
The Advanta: what to budget for your own fit-out
Basic handover suits buyers who want to choose their own materials and furniture. Owners need to add: floor finishes, final paint, ceilings, kitchen cabinets and appliances, sanitaryware, air-conditioning, water heaters and indoor lighting. Costs depend on your choices, so Happy Land does not quote a general figure — ask for an estimate for a specific unit code.
Under the phase 2 policy (agency information, indicative), 3-bedroom units in tower B3 receive a free handover upgrade worth up to VND 500 million. The policy that applies is the one in force when you sign.
Interior works after handover
- Refundable renovation deposit, paid by bank transfer to the building management: VND 50 million per basic unit, VND 20 million per finished unit. Refunded within 8 – 14 working days after inspection.
- You may design and decorate the interior as long as the structure, shared building systems and façade are not affected; all changes need approval from building management.
- Combining adjacent units, changing the use of a unit or removing walls between rooms is not permitted.
- Child-safety balcony netting may be installed following the developer’s standard design, with management approval.
- Air-conditioner outdoor units sit in the laundry area or on the balcony behind louvres; sprinklers and smoke detectors may only be moved with management approval.
Warranty
Apartments carry a 60-month warranty from completion and acceptance of the building for use. Finishing materials and fitted equipment follow the manufacturer’s or supplier’s warranty.
The handover documents also note that factory-made tiles and wood flooring vary slightly in shade and size; glass can break spontaneously due to invisible impurities, so home insurance covering glass breakage is recommended; and owners should hire a contractor to service the air-conditioning regularly.

Do The First apartments come with wardrobes?
No. The First handover list excludes shoe cabinets, wardrobes, wine coolers, ovens and dishwashers. It includes upper and lower kitchen cabinets, induction hob, hood, air-conditioning and sanitaryware.
Do The Advanta apartments have air-conditioning?
No. The basic handover in The Advanta has no air-conditioning; the documents list a condensate drain connection point at the drainage riser so owners can install their own units.
How much is the renovation deposit?
